How it works

Navigating council requirements is a tedious process in Western Australia. Simple Site Plans can manage all your council submissions. Every single council in Western Australia is different, and requirements to get a structure approved can vary between councils. Simple Site Plans specialises in Council approvals for Class 10 structures such as sheds, garages, pools, decks, pergolas, studios, etc. We can also lodge approvals and get building permits for extensions, new homes, secondary dwellings, and granny flats. Step 1 – Request a Quote

The first step to getting your approvals managed, is to submit a request to us. Once we have received the request, we will be able to tell you what type of approval is required or best suited to you. One of our architects or draftsmen will be in touch via email. They will send through a small package containing what information is required on our end (and where to find it), some sample documents, a deposit invoice, and a few other bits and pieces. Please include as much information as possible about your project, to help us get the required documents to you.

Step 2 – Return Required Information:

The next step, will be for you to return to us the required information for drafting and/or approval lodging. Some of the information that we will need returned includes surveys of your block, information about proposed structures, specific details you would like in the approval, remittance of payment, etc. For more information about these documents and where to find them, check our FAQ’s.

Step 3 – Lodgement of Approvals

We will get drafted plans back quite to you quite quickly. Once you have these, you can have a look over it to confirm if you want any changes/revisions, or need anything further. Once you confirm you are happy with the plans, we will begin to draft the required forms based off the drafted plans. We will then lodge all the forms on your behalf, monitor, and track the approvals process (if you would like us to do this part).

Step 4 – Successful Approval

If there is any additional documentation required, we will work through this with you. Once the approval is successful, we will send all of the completed documents to you. If there is additional form lodgement required, we will then submit for this. Again, we will track the process and have the documents to you as quickly as possible.

Sometimes for very small structures, you can construct these without a building permit. For example, sheds less than 10m2 in area, and less than 2.4m in height, you will generally not need a building permit (provided you are also not within any setback areas). Only 1 of these types of structure is permitted on a single block without a permit. If you want multiple, you will need to get planning permission.

Obtaining a building permit in WA varies depending on what council you are based in. Each council has different fees, submission processes, turnaround times, etc. Getting a permit is required before starting any building works.

Certified Development is used for all classes of buildings and incidental structures. Certified Development needs first to obtain a certificate of design compliance. This is completed through a building surveyor. Luckily, class 1 and 10 buildings are generally able to be completed through an uncertified development.

Uncertified Development is for class 1 and 10 buildings only. This means that a certificate of design compliance is not completed prior to applying for approval. The building standards assessment and certification is completed by the council, after the application is submitted. The permit authority will then provide a CDC and grant approval. The lead time for an uncertified development building permit, is usually about 25 working days from when the application is submitted.

Building permits are usually valid for 2 years, however this timeframe can be extended.

Management fees depend on each specific project, but range from about $600 to $1000 for all plans and forms. For a quote specific to your project, please get in touch. All councils have their own sets of fees and levies on top of this. They can generally be found on each council’s website.
