Inclusions depend on the type of approval, and council. However, in general for a Development Application and Construction Certificate, the below is included:
Drafting of required documents for application. Includes NGL and FFL detail (provided by client), and all detail to satisfy requirements for client’s chosen certifier (or council certifier).

– Elevations (provided by client’s shed documents or drafted by us)
– Sections (provided by client’s shed documents or drafted by us)
– Floor Plan (provided by client’s shed documents or drafted by us)
– Demolition Plan (if required)
– Erosion/Sediment Control Plan (if required)
Completion of all required forms for Development application (such as SEE, Bushfire assessments, etc).
Submission of all completed documentation to NSW Planning Portal, and submission of all documents to certifier for Building Approval.
Completion and lodging of all required forms for Construction Certificate (after DA is successful).
Does not include:
All associated DA fees (to be paid to council by client)
Certifier fees (to be paid to certifier by client)
Survey (to be arranged/paid by client if required)
We could make up a time frame, but to be honest, the length of time taken for an approval has LOTS of contributing factors. This can include the project type, land type, local council in question, who assesses the application at council, location of the development, etc. Unfortunately, building approvals often take longer than you would like, but with us managing the process for you, you rest assured it will be as quick as possible. Yes, we provide unlimited minor revisions. For example, if you need to move a proposed structure 200mm to satisfy approvals, this is no problems. Simply let us know what changes you need.

For a site plan, we need any survey/plan of the block, along with details of any proposed structures, information for title block, and any other information you would like on the plan. When we recieve a site plan request, we send through a detailed PDF explaining everything needed, and how to get it.
It is still possible to create a site plan without any surveys/plans, however in such instances we use georeferenced imagery. When this is used, room for measuring error is marginally higher. This is usually no problems.
Otherwise, we can often purchase building files on your behalf online, which will often have old surveys, building plans, etc that we can use.
This depends on your specific council’s requirements. In the ACT for example, a simple site plan ticks all requirements for a DA exempt Building Approval. In NSW, this plan suffices for a CDC and DA/CC (provided a site survey is not required). For more information, please get in touch.
No, a site plan and survey are different things. If a project requires specific heights/contours, set-out dimensions, or a boundary offset, you should get in touch with a registered surveyor.
No, we provide our plans in digital format only. You can take the plans to a local newsagent if you need the 3D plans printed.
This depends on whether you need a DA, or an Exempt BA. For a full DA, the usual inclusions are as follows:

Included in a simple site plan is: Property Boundaries, Dimensions and Scale, Existing Structures, Hard Surfaces, Easements, Title block.
Included in a detailed site plan is everything from the simple site plan as well as: Area Schedule, Garden Borders, Specific Trees/Vegetation, Contour Lines (we will need a survey CAD file for this), Neighbouring Buildings on adjacent property lines.

Yes, by default we do not send CAD files, but if you require these, please just let us know.
